State guide

Private campsites & glamping in Georgia

Georgia glamping does not look like glamping anywhere else in the South, because the state itself does not stay in one lane. The inventory in this guide runs from geodesic domes above a waterfall in the Blue Ridge, to safari tents on a 125-acre private spread in the foothills, to treehouses on the brow of Lookout Mountain, to a castle a mile from a Bavarian-themed alpine village — and then, at the far end of the same state, to cabins a block and a half from a barrier-island beach. One state, two completely different holidays, and the private stays are what make both of them bookable without a reservation lottery.

The North Georgia mountains are the engine. Helen anchors the whole region: a Bavarian-themed town on the Chattahoochee River, ringed by Unicoi State Park, Anna Ruby Falls, Yonah Mountain and a wine corridor that runs through Dahlonega and the Sautee Nacoochee valley. The stays here are small and owner-run — a dome resort of seven units on a waterfall, a four-treehouse cabin company, a castle built by hand over fifteen years — which is exactly why they book out for fall weekends months ahead. Blue Ridge and the Aska adventure area add the second mountain flavour: waterfall trails, the Benton MacKaye Trail, trout water on the Toccoa, and domes built for couples who want a hot tub more than a hiking boot.

West of the mountains, Lookout Mountain gives Georgia its other high country. Rising Fawn and Flintstone sit on the brow above Chattanooga, where the stays are treehouses and off-grid campgrounds with canyon trails next door and a city food scene twenty minutes away. South and east, the state changes character again: Lake Lanier's gated glamping shoreline serves the Atlanta weekend market, the central farm country around Cordele offers lake tents at a fraction of mountain prices, and Tybee Island — Savannah's beach — has exactly one campground, which is why its cabins book solid from spring through fall.

The honest caveats are southern ones. Summer is humid everywhere, and mountain afternoons bring thunderstorms from June through August — plan hikes for mornings and treat the hot tub as the evening plan. Fall leaf season (mid-October to early November in the mountains) is the year's peak: book domes and treehouses by summer, and expect two- or three-night minimums on weekends. Mountain driveways are real — a few of these stays warn about gravel access and recommend all-wheel drive, and the treehouses all involve stairs. Book direct where the listing links to the operator's own site; that is where the best cancellation terms live, and where a host who lives on the property will tell you straight whether your car makes the driveway.
